We retained Optima Designs to do a complex drywall repair and paint job on a very high skylight structure (over 40 feet tall) and living room/hall ceilings (also over 30 feet tall from the floor).  The staff arrived promptly.  The skill set was superb.  The courtesy was outstanding and the work Class A.  We were treated with absolute respect and the guys cleaned up after themselves each night and when the job was done they put the place back better than they found it.  I cannot say enough good things about Gordon and his guys and would recommend them without hesitation.  The price was very fair for the quality and I will definitely use them again.  Thanks Gordon for a great job and a wonderful experience.  Please thank your guys for me as well.  Simply outstanding.

Very professional from start to finish. They arrived on time to give a bid. They gave solid advice. They checked in about a start date and kept me informed about weather delays without me having to ask. Their crew showed up when they said they would, did quality work, cleaned up and then there was follow-up to make sure we were happy with the work before a final invoice was sent. We contacted several other highly rated painters on this list, but they were slow to get back to us, did not show up to provide bid, or kept calling to make excuses. We rate Optima Designs as outstanding.

We retained Optima Designs for extensive exterior and interior work on our 90-year-old home. This included exterior and interior painting, replacement of porch columns, replacing damaged interior walls, and replacement of porch screens and trim. The work crew always arrived when they said they would, were eager to get our input into the work, and did a meticulous job, particularly with the interior painting, which was of the highest quality. Although not cheap, the cost was very reasonable in light of the quality of the work. I would certainly use them again.

We hired Optima Designs in September 2014 to paint the exterior of our large frame house. We chose Optima because of the emphasis on preparation that was noted in their website and comments made by other Checkbook subscribers. They did do an excellent job of preparing the house for painting, including fluted columns that have always been problematic. The house looked beautiful when the job was completed. They also repaired areas of the frame where needed. We will consider them for future paint jobs.

My house exterior paint was in bad condition. One contractor actually refused to work on it. These guys did a great job scraping and conditioning and painting. After two years there were some problems on concrete and porch floor areas that were exposed to weather, and they promptly came back and repainted those areas.

We used Optima Designs for a basement laundry-bathroom renovation, and were very pleased. They were on time and on budget. The workers were highly skilled and could handle all of the oddities that arise during this kind of work on an 80 year old house. They were very professional and great to work with. Any questions that came up were negotiated quickly and the results are fantastic. They were also open to completing additional projects for a negotiated price (for example, we had them hang a new front door not related to the basement project).

Optima's bid did not include allowances for fixtures (toilet, vanity, sink, faucets, etc.) and finishes (paint, tile, flooring, etc). We did the research (some online, some by going to the tile store etc) to figure out the costs for these. We were also responsible for having these materials on site when work began. Although this added some responsibility on our end, it also ensured that the final cost was better known and that everything was what we wanted. We did not find this research to be a significant burden. And, the final cost was considerably less than the two other bids we got. And, the final cost was considerably less than the two other bids we got.

All told, we would gladly have them come back for projects in the future. This was one of the easiest and highest quality projects we've experienced in 25+ years of various home renovations.

Optima Designs did a wonderful job remodeling our basement into an in-law suite with kitchenette and full tiled bath. The subcontractor crew was easy to deal with, made helpful suggestions, and was very good with detail in the construction phase. The painting crew was meticulous and spent tons of time on prep work. Knowing Gordon's crews, I cannot imagine any of them getting into customers' booze or other unprofessional behavior. I would hire this firm again for further remodeling work and would recommend them to friends.

Optima Designs did a beautiful job for us when we needed our condo painted. Gordon Frank, the owner, was solicitous and understanding of our needs, and his crew couldn't have been better. They were skilled, painstakingly careful, and cleaned up so well at the end of each day that we could barely see they'd been there.

Gordon’s crew painted our dining room, powder room, family room, upstairs hallway, and the stairways leading upstairs (a 6-day job). They did an excellent job patching, repairing, and prepping all the surfaces to be painted, spending about 2 to 3 days on this aspect of the job. They even did additional prep work after the first coat of paint brought additional surface defects to light. The final results look great!

Gordon and his crew are very professional, polite and a pleasure to work with. They show up on time, work hard, and take great care to minimize their effect on the rest of your house.

All in all, we are very happy with Optima Designs and recommend them highly to anyone looking for painters.

We hired Optima Designs for interior painting, exterior painting, carpentry and electrical work. Gordonand his team did a fantastic job. The painters and carpenters were neat, courteous, professional and efficient. We are very happy with the work and plan to hire Optima Designs again when we are ready to do more work on our home.

Optima Designs painted all the railings and trim work on my three story church in Kensington.
They gave me the best price, and finished the work in a timely manner. We had a miscommunication about the scope of the work, be he was very reasonable about the add-on to the price for the additional painting. I would hire him again.

Our previous exterior paint job was terrible, so I was keen to get someone good this time.
Gordon Franks and his crew did not disappoint-they were excellent. Gordon was very responsive
and informative. Unlike our previous painters, the Optima crew spent a great deal of time on prep work, and it shows. They were also very careful about clean-up and pleasant to have around. Definitely recommend.

Gordon is a pleasure to work with and I highly recommend getting a quote from Optima
for a wide variety of household repairs and improvements. This is the second time we have used Optima. The first time was to repaint the outside of our house and replace rotting wood around window frames and a deck door. After three years, this work has held up great and it looks about the same as when they finished. This time, Optima fixed up damage to our home resulting from water damage that was the result of ice dams from the February 2010 storms as well as from a burst water pipe.
There was significant water staining on walls, ceilings, and floors throughout our home.
They did a great job fixing up everything – including replacing damaged drywall, reinsulating, fixing up molding in different rooms, fixing broken plumbing, installing hardwood floors, fixing up spots on the roof where ice dams had formed, and (of course) painting the interior of the house. Everything looks great and now there is o indication o any damage. At every step along the way, Gordon was on top of everyting and made certain the job was done properly and promptly I would characterize myself as someone who really likes to be involved in these types of projects. Even though I am not doing the labor, I enjoy seeing what is going on and learning what I can about what the contractors are doing. In the past, I have worked with some contractors who seemed put-off by my approach, but Gordon and his staff are really comfortable answering all my questions and they are always happy to teach me things I do not know.
In this last project, for instance, I learned a lot more about paint and the different types and qualities (I never would have known about magnetic paint if they had not told me about it). I have recommended Optima to other friends and family, and the only complaint I have heard is that their price tag is higher than other contractors. If price is the only consideration, then I am certain there are other contractors who will charge less; but if you care about quality of workmanship and working with a group of friendly, courteous, and knowledgeable people who want to do a good job, then definitely go with Optima. From my standpoint, the slightly extra cost is certainly worth it!

Gordon Franks of Optima Designs recently completed a major renovation of my house, transforming it from a dumpy 50 year old split level into a stunning, modern home. Over the course of five months, his crews rebuilt my master bedroom and second story deck, which had been destroyed by a fallen tree; completely renovated my kitchen and two bathrooms; put on a new roof and gutters; installed 20 new windows, 9 skylights and 2 large sliding glass doors; rebuilt a flight of stairs; installed new wiring and light fixtures throughout the house; refinished the wood floors; and painted the house inside and out.
All of his employees were pleasant and respectful, and they worked hard to keep the
project moving forward. His carpentry crew, headed by Roger Guevara, deserves special mention for their skill, hard work and kindness. Throughout the process, Gordon and Roger were extremely diligent and went o great lengths to satisfy my very high expectations. Gordon is honest, hard-working, moderately riced, eager to please and very good about staying in close touch. Perhaps his best quality is that he does what he says he is going to do; when he says he’ll take care of something, you can be absolutely confident that he will follow through. I enthusiastically recommend Gordon Franks and Optima Designs for any home improvement or repair project.
